Healthcare Building Program Project Management
Past Project Successes:
Project Costs > $100M
Mercy General Hospital, Alex G. Spanos Heart Center
This project consisted of a new four-level building, plus a basement and mechanical penthouse. It was designed at 123,350 BGSF and included 91 new beds. In addition, 16,135 BGSF of renovation space in the existing facility was included in the project, and the new building has connectivity to all floors, thus requiring intimate coordination with administration and clinical facility representatives. The anticipated completion of the project is 2013.
St. Johns Regional Medical Center, Building Defects Project
Stahl Companies was originally brought onto this project in 2003 to oversee and manage the complicated phasing plan. The original plan was the remediation of the complete hospital to eradicate the resultant mold from faulty construction and improper window installation. The scope of the interior work required the reconstruction of the showers in all patient rooms, outside facing rooms and all wet areas. The exterior work was a complete new roof system; replacement of the windows and all exterior stucco.
Stahl's responsibilities included the management and coordination of phased work which required significant staff interaction and coordination of phased shutdowns throughout the facility for over a five year period. The owner made a decision to alter the scope of work and to utilize a fairly new system which introduced chlorine dioxide gas to the facility to eradicate the mold.
Stahl then spearheaded the development of a new and reduced scope of work that included the reconstruction of all patient showers; the application of a coating system designed to keep the building water tight while keeping the original windows in tact; an interior renovation which included new carpet; new paint and drywall; new bumper guard wall protection through out the facility; renovated public restrooms; new signage, artwork and a complete redesign of the main lobby.
Project Costs $5M to $100M
Woodland Healthcare, Medical Office Building
After being awarded this project in 2006, Stahl worked with the architect and owner to quickly bring a pre-construction services provider and the engineering consultants onto the project to complete construction documents. With The Stahl Companies facilitating city planning and building permit approvals, construction started 8 months later.
The green-field, 58000 square foot facility included Family Practice, Internal Medicine, Obstetrics and Pediatrics, Cardiology, Rheumatology, Allergy, Dermatology, Orthopedics, Occupational Medicine, Pharmacy, Lab, Diagnostic Radiology, and Women’s Breast Imaging and was completed ahead of schedule and significantly under budget, receiving the California Construction 2008 Best of Award Recognizing Excellence in Healthcare as well as the Tilt-up Concrete Association 2009 Tilt-up Achievement Award.
CHW Care Connect
The Care Connect project took place simultaneously at 5 Sacramento CHW campuses. While each facility was unique the overall goal was the same; upgrade the IT and power infrastructures of each facility to support a wireless charting system for patient care. In order to accomplish this goal, every patient care room required work. Stahl oversaw and coordinated this effort with the construction team and the facility. This project required an immense amount of communication with staff, flexibility with the construction team, and unparalleled attention to infection control as we worked throughout patient care areas. The end result was 5 campuses that are fully operating on a paperless system.
Shea Healthcare Skilled Nursing Facility, San Diego
Stahl Companies was introduced to Shea Healthcare by Darryl Nixon (CAHF) to provide expertise in code related issues for their vision of a new state-of-the-art skilled nursing facility in the San Diego area. As Stahl developed a relationship with Shea Healthcare, our services blossomed into an advisory / project management role that has enabled us to develop a team of consultants and to provide a recommendation for their current architectural firm. Within this design development process, Stahl is preparing meeting minutes and budgetary updates, and as the design is redefined we continue to work with the Shea administrative team to ensure that their desired target budget is met. As a team we will be moving forward with this project through design and into construction where The Stahl Companies will continue to provide project management services through final completion of this project.
Project Costs < $5M
Woodland Healthcare, Imaging Center
With construction completed in 2006, this remodel of existing conference space and main building entrance included a new MRI installation, Ultrasound rooms, support spaces and reception / waiting area, all divided into 2 phases of construction in order to maintain uninterrupted appropriate access to the building. The project required city planning and building department review, and The Stahl Companies facilitated extensive negotiations to maintain a B Occupancy rating with OSHPD III standards, thus saving the owner additional costs associated with a more stringent occupancy rating while allowing up to 25% inpatient usage of the facility. Stahl managed all aspects of the project including the Design-Build contract to ensure the owner was getting the highest quality for their money.
Mercy General Hospital, CT Scanner
Hired at the start of construction to represent the owner in the replacement of their CT Scanner equipment into a new location, The Stahl Companies first reviewed and forecasted the project budget and schedule to reflect current circumstances and coordinated execution of needed contracts, Environment of Care and Infection Control needs, and OSHPD notifications needed to begin construction. From that point, the project stayed on-budget and only had a 2 week schedule delay to Beneficial Occupancy despite discovered pre-existing air balance deficiencies discovered as the project completed. Stahl worked with the architect, contractor, inspector of record and OSHPD to negotiate that Beneficial Occupancy and licensure of the CT Scanner space and then continued on to resolve the air balance issues for the owner while the facility was able to utilize the new equipment and space to generate the anticipated revenue.
Keiro Nursing Home
Stahl Companies was hired as the Construction Manager in 2009 to replace three nursing stations in a nursing home in the Los Angeles area. The scope of the work included the complete demolition of the nurse stations and the installation of corian counters and redesigned cabinetry both in the work station and the sink station adjacent; a relaminated med room with corian counters and new stainless steel sinks; a redesign and installation of the T-Bar ceilings; and new electrical and plumbing systems as required by Code. This was completed on a floor by floor basis utilizing the utmost caution while maintaining strict infection control standards as each floor remained occupied with residents during this period of work.
